LOCATION

 Approximately 10 km from the centre of Kraków, the second-largest city in Poland in terms of population and area. Nearly 800,000 people live in Kraków proper and approx. 3.5 million people live in the Kraków metropolitan area.

In close proximity to the four-star Hilton Garden Inn hotel.

In the immediate vicinity of the Kraków – Balice Airport, the second-largest airport after Warsaw in Poland. It has two terminals: international and domestic, which after its renovation (completion scheduled for 2015) will serve annually up to 8 million passengers travelling more than 60 routes in Poland and abroad.

Just off the A4 motorway, the longest Polish highway running from west to east across southern Poland (along the Sudeten and Carpathian mountains). The A4 motorway is the Polish section of the international E40 highway as well as of the E462 section between Mysłowice and Balice. Continuing the route of the A4 motorway from Dresden, in Poland it runs from the German border in Jędrzychowice (near Zgorzelec) through Legnica, Wrocław, Opole, Gliwice, Katowice, Kraków, Tarnów, Dębica and Rzeszów to the Korczowa-Krakowiec border entry point to Ukraine.

Fast access to the city centre is ensured by the A4 motorway connecting the S7 ring road expressway for Kraków, as well as Voivodeship Road No. 774.

Efficient transport connections with the city centre are offered by the public buses.

 The railway line linking Kraków-Balice with the Kraków Główny railway station is currently being modernised. The planned extension of the tracts direct below the airport terminal as well as the building of an airport terminus station completely integrated with the Airport buildings shall allow a fast and comfortable ride to the centre of Kraków. The works shall be finished in 2015. After the modernisation, travel time to the centre will be approximately 20 minutes.

The real estate is not subject to the applicable zoning plan. There is also no need for a decision on building conditions and the development of the area, while the City of Kraków has started the preparations for the Balice I local plan.

 Under the current Land Use Plan for the City of Kraków, the area where the property is located has been planned for services of enhanced intensity with an indication for exhibition, fair, office or business activities.

 The binding guidelines for the city plan anticipate that the biologically active area for this area should be a minimum of 20% and the height of the building can be up to 25 m.

The area of the Balice Airport Park is intended for sale as a whole, but it is also possible to purchase several smaller plots through one or more investors. The only selection criterion is the price.
